Want a room properly repainted while it's empty?

Touch-ups are already included at every tier — patching and spot-painting marks, scuffs and nail holes. If you want a whole room done properly, walls prepped and two coats rolled, that's added as its own line:

Painting a room properly takes time, so it buys time as well as paint: each room adds about half a day to the booking. A Full Refresh with two rooms painted runs three days rather than two, and the quote says so before you agree to it. The feature-wall price is a minimum charge — it's only worth doing while we're already on site.

Shown as a separate painting line on your quote, never bundled into the tier price, and capped at $1,300 so it stays well under the $3,300 QBCC licensing threshold. Anything bigger than that is a full repaint, and it gets referred to a licensed painter rather than fudged.

Every price is a fixed quote, confirmed in writing before any work starts. Terms are 50% deposit to book the dates, balance 30 days from completion, and a 24-month workmanship warranty. The tier is set by the size of the property, not by taste — a three-bedroom house is a Full Refresh. The one thing that moves it is condition: if a place has genuinely been let go, it steps up a tier, and you'll hear that at the walk-through before you commit, not afterwards. Anything outside these shapes is quoted the same way: a firm number, in writing, before we start.

Written down plainly, because most arguments on this kind of job come from someone assuming something was included.

Included in every Rental Refresh

  • Full interior clean, kitchen and bathrooms detailed
  • Touch-up painting — marks, scuffs and nail holes patched and spot-painted
  • Garden tidy: mow, edge, weed, prune, green waste removed
  • Pressure-wash of driveway, paths and patio
  • Window and blind clean, function check, minor blind repair
  • Small handyman items: doors, handles, hooks, silicone, patching
  • Lightbulbs replaced, smoke-alarm batteries replaced
  • Photo set on completion, sent straight to you

Never included — quoted separately or referred out

  • Anything electrical, plumbing or gas — a licensed trade, always, at any value
  • Room repainting — a priced add-on, $650 a room, two rooms maximum
  • Full-house repaint — referred to a licensed painter
  • Carpet steam clean and pest control — arranged for you and quoted separately
  • Structural or roofing work
  • Rubbish removal beyond one trailer load
  • New blinds, curtains or shutters — that's a separate window furnishings quote
  • Bond-clean certification for a departing tenant — that's a different product

Bespoke Living is owner-operated. There's no call centre, no franchise fee built into your quote and no subcontractor you've never met turning up. Where a licensed trade is genuinely needed — an electrician, a plumber, a licensed painter — I arrange it and manage it, and you still get one invoice.

The things landlords actually ask

How quickly can you get to my property?

Usually a walk-through within 48 hours of the place being empty, and the work booked within the week after that. If you know the vacate date in advance, ring me before it happens and I'll hold the dates.

Do I need to be there?

No. Plenty of the properties we refresh are owned by people who live interstate or overseas. Arrange key access however suits — agent, lockbox, neighbour — and you'll get the photo set the day we finish.

Is the price really fixed?

Yes. You get a written quote before anything starts and that's the number on the invoice. The only thing that changes it is you asking for extra work, and that gets quoted separately before it's done.

Can you repaint the whole house?

Not as part of a Rental Refresh. Touch-ups are included at every tier, and you can add a feature wall at $350 or a full room at $650, up to two rooms. Beyond that it stops being a refresh and becomes a repaint: painting work over $3,300 including labour and materials needs a QBCC painting licence in Queensland, so anything that size gets referred to a licensed painter rather than squeezed in.

What about the carpets and pest control?

Both can be arranged as part of the same visit so you're still only making one call — they're quoted separately on top of the package price, at cost plus a small coordination fee.
